  1. How does the purchase work?
    The first thing you decide on is the lot that you want. A 10% deposit then goes in trust to Lando and Company (Lawyers). The deposit is refundable within 7 days of receiving the Disclosure. The property is targeted for conveyance by May 2008. At that time you will be provided with a PID that will transfer ownership of the lot to you and the balance will be due.

    Once the property is transferred to you, you will have up to 36 months in Phase 1, 24 months in Phase 2 and 12 months in Phases 3 thru 6 to choose the home you want. Construction by Marshall Springs Resort Inc. will start in 2008/ 2009 depending on your position in placing the order. The schedule for construction will be developed as the owners make their decisions.

  2. How do I pay for my log home?
    When you have made your decision on the log home package, a 30% deposit will be paid to Marshall Springs Resort Inc and materials will be ordered and the foundation completed. The next 30% will be paid to bring the building to lock up. 30% will be due following lock up to finish and the final 10% paid upon receipt of occupancy permit.

  3. Can I build or bring in my own contractor and provide my own log home.
    Marshall Springs Resort is committed to deliver a high end resort with consistently high end products. The developer is a licensed builder and offers a 2/5/10 new home warranty. All of the sub-trades are coordinated through the builder to ensure that an efficient building schedule is followed and time commitments met.

    All log home packages and materials are purchased by the builder to take advantage of volume discounts that will translate into lower costs for the home owner. Quality control is monitored to ensure that the entire resort is built to the highest standards.

  4. Can I have more time to make the decision to purchase my building?
    The objective for each phase is to have all of the homes completed in a reasonable time frame so that all of the owners of that phase can enjoy their property. This prevents a scenario whereby a group of owners have completed their homes while one in the middle drags out over time.

    If I choose to sell my lot before I start building the home are their any restrictions I should know about?

    As stated in the Disclosure, owners are not permitted to advertise sales while the developer is marketing the property. This does not prevent you from selling the property to someone else. The start date of the building will be transferred to the new buyer.

  5. Are their any restrictions on renting my property?
    Marshall Springs Resort Inc has engaged the services of the TEPIC Group to prepare a rental pool for the property owners. The details have yet to be determined but it is the intention of the offer to make the rental pool optional to all owners. Individual owners will not be permitted to rent their properties privately whether the rental pool is implemented or not.

  6. I’ve heard rumors there is a ski resort planned for just north of the toll booth.
    In our latest research we have determined through an online report on the FVRD website “Coquihalla Pass Resort Development – Project Description” prepared by Westscape Developments Inc., dated May 24, 2007 quoting from the text of the document section “On-Site Facilities Infrastructure and Proposed Development Schedule”, as per Item 2.3 “Phase I Construction proposed to start in May 2009” this project application is moving forward.

  7. What is access like during the winter?
    The paved road in off the Coquihalla Hwy. to Marshall Springs Resort is serviced by MoT and VSA, the same company that maintains the Coquihalla Highway.

  8. How is the property serviced for water?
    An Interior Health Authority approved community water system serviced by a 210,000 gal. water reservoir will be completed prior to conveyance and occupancy.  The aquifer servicing the resort provides clean, high quality water that meets and/or exceeds Interior Health Authority standards.  The source provides a far greater supply of water than is required by the resort.

  9. How is the property serviced for sewer?
    There is a sewage treatment plant servicing all privately owned lots as well as the common facilities that has been engineered by P.J Hannah Equipment and Sales, a well established company in operation since 1973.

  10. What are the strata fees? What can I expect to see them do in the future?
    Future fees are dependant on how the strata council (of which you will be a part) plans to administer the resort. As current administrators it is our intent to control and minimize costs whenever and however feasible

  11. What are the lot sizes?
    The average lot size is approx. 8900 sq.ft. and the largest is over a 1/3 of an acre.

  12. What are the home sizes?
    The livable floor spaces range from approx. 960 sq.ft. to 3,000 sq.ft.

  13. Can we make changes to the design of our home?
    We are focusing on ensuring consistent and appealing aesthetics throughout the project so the exteriors of the homes will meet the visual elements already determined by the project designer.  It is important to adhere to the structural design requirements of the different option floor plans as well for the interiors, but as the buyers work with our experienced designer to finalize their interiors, Randy Boehm, the project’s award-winning designer will be assessing requests for minimal changes by the new homeowner. 

  14. What is the weather like during different times of year?
    The statistical number hours of sunshine are 2000 hours annually and historically the annual average snowfall is 12 feet.  There are definitely four seasons in our region and the weather during each of these seasons accommodates the many outdoor sports activities that are available in this area.

  15. What can you tell me about the furnishing packages?
    We are using the model of a fully finished resort property similar to Summerland Waterfront Resort, Copperstone Resort, Playa Del Sol and more.  You have a choice of furniture from XY Generation with the assistance of the project designer, Randy Boehm, Design Center Co. Ltd..

  16. What kind of landscaping is scheduled?
    In keeping with our zoning requirements, the desire to encourage a natural environment, and the Marshall Springs Resort target to be as green as possible we are going with zero-scape landscaping with drought resistant plants and enhancement of natural rock and water features and vegetation whenever possible.  The only grassed areas will be the fields above the grey water distribution areas and possibly in or around the larger amenity facility(ies).
